Underground Drain Repair

What Should Be Checked Before Repairing Drains Beneath a Factory Yard?

Factory-yard drain repairs involve traffic, buried services and surface reinstatement as well as pipe damage. Here is how those checks fit together.

Repairing underground drains beneath a factory yard requires two investigations: what has happened inside the pipe, and what the proposed work will affect above and around it. CCTV can identify visible internal damage. It does not establish the position of every neighbouring cable, the construction of the yard slab or the loads that will pass over the finished repair.

Locate the pipe in relation to the working yard

A useful drainage plan ties each surveyed run to identifiable chambers and surface features. A defect described as twelve metres from a chamber is difficult to price accurately if the chamber reference, camera direction or route is uncertain. Match the report, footage and site plan before deciding where access is needed.

Mark the area in its operational context. A pipe beneath a parking bay presents different access constraints from one beneath the only loading entrance. Include delivery doors, forklift crossings, pedestrian routes and areas where vehicles turn or wait. These details help define the working space needed around the repair, which can extend beyond the damaged pipe itself.

Check nearby services and surface construction

Where excavation is being considered, a buried services survey and available service records need to inform the work. Drain footage cannot substitute for locating electricity, gas, water or communications infrastructure. The HSE’s guidance on work near underground services identifies planning, locating services and safe excavation as three connected elements.

Record whether the surface is concrete, asphalt, block paving or a combination. Existing construction drawings may identify slab thickness, reinforcement and previous repairs. Where those details are unknown, the proposed investigation should establish what the repair design needs. Surface reinstatement belongs in the scope from the outset, including how the finished area will accommodate its intended use.

Compare repair methods against the actual defect

A busy yard can make trenchless work attractive, but traffic disruption alone does not establish that lining is suitable. The assessment still needs the pipe’s material, dimensions, shape, connections and condition. A displaced or collapsed section raises different questions from a crack in an otherwise accessible run.

For underground drain repair, ask for the proposed method to be tied to the recorded defect. Identify any preparatory work and what would trigger a change of method. This makes it easier to compare proposals that might otherwise describe quite different amounts of work.

Agree the working area and return to use

Vehicle access management should cover both the work itself and the period before the repaired surface can carry normal traffic. Delivery arrangements, barriers and temporary routes need to be workable for the vehicles using the yard. A quiet weekend is useful only if the relevant drains and premises can also be taken out of service when required.

The drainage plan should identify foul, surface-water and process flows. The Environment Agency’s business pollution-prevention guidance explains why correct drainage connections and maintenance matter. A repair proposal should address the affected flow and any water or residues generated during the work.

Before handover, agree what will demonstrate completion: the repaired location, appropriate inspection results, updated records and the conditions for reopening the working area. That gives the facilities team a usable record for the next maintenance visit.
